Luxury waterfront villa Ann-Marie has two wings with a shared pool, own boat mooring and an impressive seafront terrace. The spacious pool and waterfront terrace offers sufficient gathering space for extended families or large group of friends travelling together. The villa is located on the Lustica Peninsula at the Bay of Kotor, just 30 minutes drive to the historic walled town of Kotor and to Budva with its picturesque old town and wide sandy beaches. Krasici, Tivat and the Tivatska Solila Special Nature Reserve are also close by.

Ancient olive groves, charming fishing villages and beautiful beaches will capture your heart. An absolute must is a visit to the Blue Cave. The only way to get there is by boat or kayak and once you are inside you can swim in the iridescent blue water. The main towns in the Bay of Kotor are Kotor, Tivat and Herceg Novi, wander along the ancient alleyways, stop at one of the numerous waterfront coffee bars and restaurants and let the time go by, watching the beautiful surroundings.

ACCOMMODATION

Villa Ann-Marie is arranged on three levels and has two wings with shared pool and joined seafront terrace. The villa is rented as one.


Ground floor

Each wing has an open plan living/dining area with kitchen. The living area has a large, cushioned corner bench, stylish armchairs, TV, WiFi, and a modern fireplace. The modern kitchen with breakfast bar is fully equipped with oven, hob, fridge/freezer, dishwasher, espresso coffee machine, toaster, tableware and kitchen utensils. There is also a washing machine and tumble dryer.

Each wing has a further 3 double bedrooms with ensuite shower rooms on the first floor. Bedrooms and shower rooms are stylishly furnished.

All bedrooms have sea view. Bedlinen and towels are provided.

Each wing has one double bedroom with shower room as well as another living room. One wing also has a small kitchen on this level.

There is one 1 bedroom apartment with shower room on ground floor level which has its own living area and is accessed from the outside terrace.


OUTSIDE

The focal point of this villa is the beautiful infinity pool with amazing sea view and spacious seafront terrace with own boat mooring. There are two large corner benches sufficient sun loungers and sun umbrellas. Garden tables with chairs are located on the sea front terrace and balconies. There is also a BBQ. A few steps are leading from the seafront terrace directly into the crystal clear sea. The entrance to the sea is shallow and sandy.

  • Parking for 4 cars
  • Daily housekeeping is included in the price, which includes making beds, cleaning bathrooms, daily towel change, bedlinen change every 3 days and cleaning the kitchen.
  • If you require further assistance, such as cleaning the outside area, butler service, cook etc. this can be arranged for you at extra cost. Please enquire.

    FLIGHTS AND TRAVEL OPTIONS TO TIVAT

    Montenegro has international airports at Podgorica and Tivat (located near the Bay of Kotor). Dubrovnik Airport in Croatia is only 15 minutes drive from the Montenegrin border. Kotor town is 20 minutes drive time from Tivat Airport, one hour drive from Dubrovnik Airport and 65 minutes from Podgorica. Journey time from Podgorica to Budva is 45 minutes and to Ulinj 1 hour 15 minutes.
