Miabella is a beautifully renovated 4 bedroom three bathroom villa on a slope of a hill, with gorgeous sea and mountain views and 10-15 minutes walk from a sandy beach, cafes, restaurants, wellness centre and shops. The villa has all the comforts of a modern house, but is completed with traditional Montenegrin materials of stone and wood. The villa is approached by a surfaced road, and the last hundred metres are a white road. The villa is very spacious and light, comprising of 400 square metres living space and breath-taking views all round. The villa is located along the coast between Budva and Sveti Stefan.
ACCOMMODATION
The house is arranged on three floors, with spectacular sea views everywhere. The sitting and entertainment area is on the ground floor, with bedrooms and bathrooms on the first floor. The top floor is a magnificent terrace with outdoor furniture.
Ground floor
A spacious white country kitchen is fully equipped and has a fridge, freezer, washing machine, dishwasher, hob and oven, a microwave, a coffee machine, a toaster and a kettle. In the centre of the kitchen is a large wooden table/island which provides ample room for the preparation of food. All the cooking utensils, plates, glasses, cutlery are provided and are of very good quality. All of the ground floor is air conditioned.

The kitchen joins onto the white dining room which has a dining table for eight people. A large open plan living room adjoins the dining area. The living room has pale wood flooring covered with colourful rugs. White leather sofas and chairs are very luxurious. The whole atmosphere is of an indoor-outdoor large open space, with windows and doors opening onto stone-paved covered terrace with huge expanse of vivid blue sea in full view. This room is also for entertainment with a plasma satellite TV, DVD player, music system and high speed internet.

First floor
On the first floor are four bedrooms, with pale wood floors, and three bathrooms. Bathrooms have stunning stone walls and floors and are fitted with very attractive modern fittings. Master bedroom has a large double bed, a walk-in wardrobe, en-suite bathroom with a bath and a shower, opening out onto a stone terrace with sea views. The second bedroom has a double bed and an-suite shower room, with an outdoor terrace with sea views. Third and fourth bedrooms are furnished with twin beds and share an en-suite shower room, each bedroom with a terrace with mountain or sea views. All the bedrooms have tasteful white bed linen and plenty of towels are provided. Two bedrooms are air conditioned, and two have fans.

This floor is dedicated to outdoor entertaining and relaxation. The whole of the top floor is one large terrace, some of it covered and screened with large folding glass doors. A part of the terrace is open, where you can enjoy truly magnificent sea views sitting on a large cushioned outdoor sofa and chairs, or dining at the wooden table seating 10 persons.

OUTSIDE
Around the house there is a stone paved garden with an outdoor dining table and chairs, under a pergola covered with a shady grape vine. All terraces have comfortable outdoor furniture. The garden is planted with mature palm trees, figs, vine and many Mediterranean plants and lush greenery surrounds the villa

The pool is 10 x 4 metres, and surrounded by stone-paved sunbathing area, provided with deck chairs and pool towels. Outdoor shower by the pool. There is also a roof-covered terrace by the pool, so that you can relax in shade and enjoy the views and the countryside. Access to the pool is protected by a security fence.

This villa has many integrated covered and uncovered terraces, each with fabulous views and plenty of outdoor furniture and dining tables. In addition, the garden terrace is laid out in three levels, and also offers fantastic views. From the pool five steps lead down to the nearest terrace, stone paved and with a large dining table and benches and level with the kitchen. A barbecue is near by.
Montenegro has international airports at Podgorica and Tivat (located near the Bay of Kotor). Dubrovnik Airport in Croatia is only 15 minutes drive from the Montenegrin border.
Kotor town is 20 minutes drive time from Tivat Airport, one hour drive from Dubrovnik Airport and 65 minutes from Podgorica. Journey time from Podgorica to Budva is 45 minutes and to Ulinj 1 hour 15 minutes.

Montenegro Airlines, JAT and Adria Airlines are the principal carriers flying scheduled flights into Montenegro. These include flights from London, Frankfurt, Munich, Vienna, Moscow, Paris and Copenhagen.
