Montenegro Asul is a new, modern, beautifully built and furnished villa, enjoying fantastic sea views and considerable privacy, but is also within easy distance of a local leisure complex and beach club. The villa has a stunning white façade with balconies looking out to sea, and has its own swimming pool, but guests can also use the beach public swimming pools and enjoy the lively cafes, restaurants, night clubs, sports and boat rides on offer, just a few minute walk away. This extremely spacious villa has 452 square metres of living area on a total plot of 683 square metres. The villa is dominated by many large picture windows which take in the vast vistas of a very blue Adriatic. Sunshine and light fill the whole house. The pool is huge, 170 square metres. The villa Montenegro Asul and its sister villa Montenegro Blue are identical, and are gated villas. So even groups as large as 30 people can be accommodated in the two villas together. A few steps lead from the gate to the villas. A great place for a family, teenagers, sporty adults, fun lovers, everybody.

The villa is arranged on three floors.
Upper floor
The main entrance is on the upper floor which due to the slope of the hill is at ground level. The private car parking area is also at this level. On this floor is a large fully equipped kitchen, dining room and a sitting area with TV. The living area is decorated in tasteful sand colours, with an L-shaped sofa. The living room opens onto a large terrace with a dining table and panoramic seas views. Also on this floor there are two double bedrooms with a shared bathroom as well as a separate guest bathroom. The layout is modern stylish, light and airy with large windows to the terrace and an uninterrupted sea view.

Middle floor
A stylish staircase leads down to the middle floor where there are four bedrooms all with en-suite shower rooms and private balconies overlooking the sea. On the same floor there is a laundry room with a washing machine.

The stairs lead on down to the lowest floor which is arranged as an apartment with an open plan living room and kitchen opening on to the pool terrace. There is a seventh bedroom on this floor
with its own bathroom and guest bathroom..
Of the seven bedrooms five are with double beds and two have twin single beds.

OUTSIDE
The villa has large balconies and teraces at every level. The upperfloor terrace adjoining the main living space is equipped for outdoor dining The swimming pool terrace is equipped with sunloungers.the pool itself is large at 12 metres by 4.5 metres, with a depth of 2.2 metres. There is a shallow area for children with a depth of 80cm. Below the pool terrace is a garden area planted with shrubs and greenery. The villa fronts directly onto the seashore. Steps and a stone pathway lead down to the water's edge where there is a sunbathing and swimming platform to provide access to the water.
Less than 200 metres away on the other side of a headland is a Beach Club with pools, bars and water sports. Beyond the Beach Club is a long public beach.

Montenegro has international airports at Podgorica and Tivat (located near the Bay of Kotor). Dubrovnik Airport in Croatia is only 15 minutes drive from the Montenegrin border.
Kotor town is 20 minutes drive time from Tivat Airport, one hour drive from Dubrovnik Airport and 65 minutes from Podgorica. Journey time from Podgorica to Budva is 45 minutes and to Ulinj 1 hour 15 minutes.

Montenegro Airlines, JAT and Adria Airlines are the principal carriers flying scheduled flights into Montenegro. These include flights from London, Frankfurt, Munich, Vienna, Moscow, Paris and Copenhagen.
