The villa has 200 square metres of living space and a large terrace. It is surrounded by similar exclusive seafront villas, and the sea views are incredible. The superb location of the villa is within an easy reach of the historic Kotor (10km), vibrant Budva (25km) and romantic Perast, as well as Herceg Novi and St Stefan. The famous city of Dubrovnik in Croatia is about 2hrs 20 minutes drive away. The most beautiful and wild Lustica Peninsula is easy to reach (5km), explore Montenegro!

The house is fully air-conditioned, semi-detached and comprises three floors: ground floor on the seafront, first floor with living areas and top floor with the master bedroom. The ground floor bedroom has two double beds. You will be pampered and well look after in this luxury villa by the attentive manager who will look after your every need.

The first floor comprises a sitting room, kitchen, separate WC and a sea facing terrace. The main living room is on the first floor and its large floor-to-ceiling windows let the shimmering Montenegro summer light come in. Beautiful soft materials of local stone and wood are used throughout, and a comfortable pull-out sofa (extra sleeping for 2 people) is in front of a large satellite TV/DVD player and there is WiFi access. Separately there is a fully equipped kitchen with a fridge/freezer, dishwasher, oven, hob, microwave, kettle, toaster, coffee machine and excellent cooking utensils and table ware. The kitchen has a breakfast bar for indoor eating and there is direct access to a fantastic balcony with an outdoor dining table and chairs, where you will prefer to sit in the amazing sun of the Montenegro coast. On this floor is a separate WC. In addition, there is a washing machine, iron, ironing board and a hairdryer.

Montenegro has international airports at Podgorica and Tivat (located near the Bay of Kotor). Dubrovnik Airport in Croatia is only 15 minutes drive from the Montenegrin border.
Kotor town is 20 minutes drive time from Tivat Airport, one hour drive from Dubrovnik Airport and 65 minutes from Podgorica. Journey time from Podgorica to Budva is 45 minutes and to Ulinj 1 hour 15 minutes.
