This is a true seafront villa with its own front waterside terrace, dipping into the sea. There are berths to moor two boats of 2 metres drought, with water and electricity provided. Sitting on the terrace you have the Adriatic right in front of you. The villa has just been built and its special location is complimented by the quality of the accommodation. Interiors are bright and airy, with marble flooring throughout. The bedrooms are furnished with excellent beds and new mattresses, and some of them have kitchenettes. All of the bedrooms have en-suite shower rooms which are generous in size, with top quality tiling and fittings. All furniture is designer standard and wonderful lighting is used in every room. Each room has cable and satellite TV, intercom, phone and WiFi. The villa has its own security system and is very luxurious.
ACCOMMODATION
Ground floor
The ground floor comprises the living room with sitting and dining area which open out onto a large terrace jutting into the sea. There is also a second living room with a wine storage dresser. A modern, fully equipped kitchen has a fridge/freezer, dishwasher, cooker and hob, microwave, coffee machine, cooking utensils and elegant tableware. On the ground floor is a large double bedroom with en-suite bathroom and sea view, plus a cloakroom. In addition, there is a a second bedroom with its own kitchenette, a king size bed and shower room. A separate laundry room has a washing machine and a dryer, and there is also a store room. All bed linen and towels are provided.

On the first floor there are two double bedrooms with king size beds, dressing rooms, private terraces and kitchenettes. Both bedrooms have en-suite bathrooms, with walk-in shower and jacuzzi bathtub.

OUTSIDE
The villa is located directly on the seafront and has a 220 square metre dock-style terrace with own boat moorings. The owner provides sun loungers and sun umbrellas on this terrace. Just outside the sitting room is a 120 square metre covered terrace with lovely outdoor seating, next to the outdoor summer kitchen with a dining area and barbecue.

Montenegro has international airports at Podgorica and Tivat (located near the Bay of Kotor). Dubrovnik Airport in Croatia is only 15 minutes drive from the Montenegrin border.
Kotor town is 20 minutes drive time from Tivat Airport, one hour drive from Dubrovnik Airport and 65 minutes from Podgorica. Journey time from Podgorica to Budva is 45 minutes and to Ulinj 1 hour 15 minutes.
