This is a period stone villa built for a local family of great sea-faring tradition, with several generations of sea captains, including the present one. The villa is of beautiful proportions and located directly on the waterfront, where you can step out from the garden directly into the sea. The villa is located on the coastal road, but surrounded by the sea on three sides. The villa is entered through the garden gates and then through an elegant old doorway leading to a hallway from which you enter the sitting room/kitchen dining area. It is a spacious property of 300 square metres of living space surrounded by a walled garden with total privacy. It is a paradise for boaters, swimmers, lovers of culture, tranquillity and relaxation, and close to the beguiling old towns of Kotor and Perast, pearls of the Kotor Riviera in their own right.

ACCOMMODATION

The sitting room is accessed through a hallway but also has direct access onto the garden. The whole area has beautifully tiled floors and is stylishly furnished.The dining table comfortably sits 8-10 people. Great garden and sea views stretch ahead of you as you dine at the table. There is a comfortable armchair and sofa, some nice antique chests and paintings, a satellite TV and Wi-Fi in the sitting room. There is also a utility room, a WC and a manager's apartment. If required, the manager can live elsewhere and just visit to manage the villa and garden. The kitchen is fully equipped and has a fridge/freezer, cooker, dishwasher, microwave, coffee maker and a set of cooking utensils and tableware. This is an area without air conditioning but thick walls and open doors allow the cool sea air and breeze into the house.

On the first floor there is a suite comprising of a sitting room, double bedroom with sea view, kitchenette, and a shower room en-suite, with a/c in the sitting area. In addition, there is a double bedroom and a single bedroom and a separate family shower room. This area has a small kitchen/diner and a/c on the landing. In all, there are two double bedrooms, one single bedroom and two shower rooms. All the bedrooms have parquet flooring and most have sea views. All the bed linen and plenty of towels are provided.

On the second floor there are two double bedrooms, one is en-suite and has a sofa bed in addition to the double bed. The bedrooms share a kitchenette and a dining room. Air conditioning is positioned on the landing. There is also another shower room available. From the bedrooms, the view of the sea is amazing.

OUTSIDE
This unique and beautiful house is built directly on the sea line, and has its own sea access via a set of steel steps. Around the house there is a stone paved garden with a pergola and a shady terrace. Guests can enjoy cooking on the BBQ and eating alfresco by the sea, where an outdoor table for 10–12 people is provided. Nine sun loungers and twelve garden chairs are at the disposal of the guests. The garden is planted with mature palm trees, rosemary, lavender, climbing roses, geraniums and is a real dream. From the garden you can clearly see and feel the water. A mooring place is also provided. This villa also has a garage and an additional parking space.
Montenegro has international airports at Podgorica and Tivat (located near the Bay of Kotor). Dubrovnik Airport in Croatia is only 15 minutes drive from the Montenegrin border.
Kotor town is 20 minutes drive time from Tivat Airport, one hour drive from Dubrovnik Airport and 65 minutes from Podgorica. Journey time from Podgorica to Budva is 45 minutes and to Ulinj 1 hour 15 minutes.

Tourist tax is extra at a rate of approx 1 EUR per person per day.
