This luxury beach front villa is located in a village outside Tivat, in a beautiful garden, planted with palm trees, cedars, flowers and herbs, jasmine, bougainvillea, hibiscus, oleander trees. Its four bedrooms have great sea views, private balconies and en-suite bathrooms with marble showers, or a Jacuzzi in one case.

Exteriors and interiors are finished with excellent materials, wood, marble, stone and the furnishings are tasteful and elegant. Modern equipment and technology combine with unforgettable sea views and lapping of the nearby sea virtually on your doorstep.
Beach on your doorstep
There is a very clear and clean sea with excellent swimming conditions. The villa is 10m from a beach side cafe and some fine seafood restaurants, and a ten minute walk from a dock for several fair sized yachts. It is a villa to enjoy and remember!
ACCOMMODATION
The villa is built on four levels. The top two levels have 2 double bedrooms and 2 bathrooms each. The main floor has the main bathroom, laundry room, kitchen, dining room and a spacious living room. All bathrooms finished in marble with the highest quality ceramics. The 'pool' floor has a pool room, bar, sitting area and bathroom. All have large balconies and sea views.
Ground Floor
The ground floor of this villa is dedicated to the enjoyment of the outdoors. It has a pool dressing room, bar, entertainment area, sitting area and a bathroom. The bathroom contains a laundry room with a washing machine, tumble drier, iron and ironing board. The sitting area has comfortable sofas, and a bar for serving your favourite drinks, whilst you sunbathe outside by the pool. This room has direct access to the pool terrace.

All of the living space is based on the magnificent first floor with floor to ceiling windows and fantastic sea views. The villa has a lovely open plan kitchen, dining and living room with a marble-tiled floor and many windows, making it a light and airy place. A modern high quality wood finish kitchen is equipped with new electrical appliances including stove, oven, fridge/freezer, dishwasher, microwave, toaster, fresh juicer, high quality cooking utensils, plates, cutlery and glassware.

A modern dining table and chairs in an attractive wrought iron design can sit eight persons. The space flows easily into a beautiful sitting area, furnished with elegant but comfortable sofas, chairs, a fireplace, with tasteful works of art, a satellite HDTV/DVD player, sound system with speakers, and a WiFi. A large terrace with great sea views is accessed from the living room and has a new outside dining suite for 6 + 2 children.

There are two bedrooms on this floor. One contains a double bed and the other two single beds respectively and each has a bathroom. All bedrooms with air conditioning, terraces, marble bathrooms, outside furniture and sea view. They use excellent bed linen and towels, provided by the villa.

Third Floor
There are two bedrooms on this floor. One contains a double bed and the other two single beds respectively and each has a bathroom. All bedrooms with air conditioning, terraces, marble bathrooms, outside furniture and sea view. They have excellent bed linen and towels, provided by the villa.

OUTSIDE
The villa has a magnificent pool and a wading pool for children, made of marble. A waterfall overflows from the small pool into the main pool.

The pool house near the pool has a dressing room and bar with entertainment area/sitting room. Sun loungers, umbrellas and pool towels are provided. By the pools is a BBQ and an outdoor dining table and chairs. On the BBQ terrace are extra directors' chairs, side tables and 4 sun loungers, and on the dining terrace a full dining table for 6 people. At the back of the villa is another sun trap terrace.

ADDITIONAL INFORMATION
- Max. 2 dogs allowed on request.
- All prices are in euro (EUR) and for the whole villa based on Saturday to Saturday bookings.
- Tourist tax is extra at a rate of approx 1 EUR per person per day.
- A refundable damage deposit of €525 (EUR) is payable on arrival.
- Max. 2 dogs allowed. 2019/2020 price per dog per night 20 euro.
VILLA LOCATION
FLIGHTS AND TRAVEL OPTIONS TO KRASICI
Montenegro has international airports at Podgorica and Tivat (located near the Bay of Kotor). Dubrovnik Airport in Croatia is only 15 minutes drive from the Montenegrin border. Kotor town is 20 minutes drive time from Tivat Airport, one hour drive from Dubrovnik Airport and 65 minutes from Podgorica. Journey time from Podgorica to Budva is 45 minutes and to Ulinj 1 hour 15 minutes.

Montenegro Airlines, JAT and Adria Airlines are the principal carriers flying scheduled flights into Montenegro. These include flights from London, Frankfurt, Munich, Vienna, Moscow, Paris and Copenhagen.

Back from a wonderful holiday in Montenegro
In 5-10 years time I reckon it will be as stunning as Croatia as far as welcoming of tourists. A wonderful Villa, well placed with a really great pool and excellent air-conditioning which was most needed. We always found parking outside so that was easy.Thank you for a very enjoyable stay -we will highly recommend your company and Montenegro.
