The architect owner of this villa fell in love with the old stone house found above a monastery, and rebuilt it in the old tradition, with its original stone. This labour of love has resulted in a charming villa which is equipped to a high modern standard inside.

A very large pool, positioned in a walled garden, is a special attraction, and there are amazing sea views from all rooms in the villa. The villa is within easy reach of many interesting towns and beaches. The owner/manager lives discretely in the basement of the villa with a completely separate entrance. The pool and garden are exclusively for the use of guests.
ACCOMMODATION
Ground floor
The ground floor is an open area with pale stone tiles and walls of exposed brick or Mediterranean yellow. There is a sitting room, kitchen and dining area. There are two comfortable sofas, armchairs, and satellite TV and WiFi in the sitting room.

One of the sofas in the sitting room can be extended into a double bed for 2 children.
The kitchen is separated from the sitting area by a breakfast bar. It has a fridge/freezer, dishwasher, cooker and hob, kettle and all the necessary cooking utensils, plates and glassware.
The dining table can accommodate 10 people. This area opens out onto an outside living space comprising of a covered terrace with outdoor furniture and superb sea views.
One double bedroom and bathroom are also on the ground floor.

On the first floor the villa has three comfortable bedrooms, each with a large double bed and ample storage space.

Each bedroom is individually air-conditioned, and has unforgettable sea views. The two bathrooms are light, airy and modern. One has a shower and the other has a bath tub with a shower attachment.

This is a beautiful villa with a garden area that is absolutely gorgeous. It has everything, and with the incredible 13 metre pool with its view towards the infinite blue Adriatic, and an outdoor kitchen with electric cooker, barbecue and fridge, you will not want to be anywhere else.

Sun loungers, pool towels and parasols are provided and there is also a wrought iron bed with an outdoor mattress.
The summer kitchen has a covered terrace for al fresco dining and relaxing. With a glass of famous Montenegro red wine, what a way to enjoy a summer sunset! The garden is walled and securely gated, and full of Mediterranean plants and herbs such as lemon trees, lavender and rosemary.
Montenegro has international airports at Podgorica and Tivat (located near the Bay of Kotor). Dubrovnik Airport in Croatia is only 15 minutes drive from the Montenegrin border.
Kotor town is 20 minutes drive time from Tivat Airport, one hour drive from Dubrovnik Airport and 65 minutes from Podgorica. Journey time from Podgorica to Budva is 45 minutes and to Ulinj 1 hour 15 minutes.

Montenegro Airlines, JAT and Adria Airlines are the principal carriers flying scheduled flights into Montenegro. These include flights from London, Frankfurt, Munich, Vienna, Moscow, Paris and Copenhagen.
